When inspecting your new home...you should check the yard?

Yes, you owe it to yourself to check out the yard. Think about how you are going to use the area around your new home. Do you have children? They will be playing out there. Perhaps you will be entertaining. Maybe you will start a garden. What kind of soil will you have? Try to avoid heavy clay. How much sunlight will there be? You should get at least 6 hours a day.
Make sure the trees are a safe distance from the house. You don't want the branches touching the windows. When the trees are too close the house they can effect the foundation, causing cracks and water penetration. Evaluate all the trees in the yard. They should be well placed and desirable. The wrong trees will only create hazards and endless labor, cleaning acorns and the like.
The most important aspect is to look for proper drainage. Improper drainage can cause a number of problems ranging from soil erosion to water penetration. Water will undermine the foundation, the sidewalks and driveways. There are expensive solutions to all these problems. This must be considered when negotiating with the seller. (This is the best reason to inspect a home on a rainy day.) Do yourself a favor and inspect the outside as carefully as you would the inside. You will be happy you did.

Mortgage debt relief law extended through 2013

Well, it passed. Congress has extended the 2007 mortgage debt relief law through 2013. Thank God. Too many people were going to be crushed financially if this law was not extended. I am so happy cooler heads prevailed and this was taken care off.
The law was scheduled to expire on new year's eve 2012. This extension means that homeowners will continue to be excused from paying taxes through 2013. If you are considering a short sale, you need to list your home right away in order to take advantage of this law.
